Charleston Mills is a neighborhood of student townhomes in College Station, 2.8 miles from Texas A&M. The Arena Group is the exclusive property management company for Charleston Mills.

Leasing

Individual leases, so your student is responsible only for their own bedroom. Leases run August 1 through July 19.

Billing

Guarantors can get their own portal login to see charges and pay rent. Electricity, water, and sewer are split equally among roommates.

Maintenance

An in-house team handles most requests in under 2 business days, with after-hours emergency support.

Safety

A courtesy officer patrols the neighborhood, with extra patrols over school breaks, security cameras in amenity areas, and locks rekeyed between residents.

How does the lease work?

Every bedroom at Charleston Mills has its own individual lease. Your student signs for their own bedroom, so if a roommate moves out or stops paying, your student isn't responsible for that roommate's rent. Leases run 12 months, from August 1 through July 19 of the following year.

How do I sign as a guarantor?

Most guarantors are a parent or guardian. After your student signs their lease, you'll receive a separate guarantor agreement by email through Blue Moon to review and sign. Our leasing team can walk you through the requirements.

What will it cost each month?

Rent is per bedroom: $885 for the Magnolia (3 bed, 3 bath), $845 for the Palmetto (4 bed, 4 bath with a grass backyard), and $940 for the Cypress (4 bed, 4.5 bath with a 2-car garage).

  • Included in rent: cable, high-speed internet, exterior maintenance, full-service lawn care, and trash valet 5 days a week
  • Paid separately: electricity, water, and sewer. We manage utilities in-house and split each home's bill equally among roommates, billed through the resident portal.

Can I see charges and pay rent myself?

Yes. Guarantors can have their own login to our resident portal to view charges and pay rent. Ask the leasing office to set yours up. Our office can also discuss the account with a guarantor on file, including balances, charges, and maintenance.

What happens if rent is paid late?

Rent is due on the 1st of each month, with a grace period of 2 days. If any part of rent is still unpaid on the 4th, an initial late fee of 5% of the monthly rent is charged, plus $10 for each additional day until it's paid in full. Total late fees for a month never exceed 10% of that month's rent. Autopay is the easiest way to avoid late fees.

Is a security deposit required?

Your student can pay a security deposit of 1.5 times the base rent, or choose Obligo, a security deposit alternative. With Obligo, your student pays a personalized annual service fee instead of putting the full deposit down in cash, and sees the exact fee after completing Obligo's qualification process.

How fast does maintenance respond?

Our average work order response time is under 2 business days. Our in-house maintenance team knows these homes and often keeps the exact part on hand, so most repairs get done quickly and right the first time. For specialized jobs, we use a network of vetted local vendors with strong pricing, so if a repair is billed to your student, it's at a fair price.

Students submit requests through Property Meld, and parents can be added to notifications to see updates. For after-hours emergencies, like a major leak, a power outage, or a lockout, call (979) 243-5124. For a fire or gas leak, call 911 first.

Is Charleston Mills safe?

A courtesy officer patrols Charleston Mills frequently, with extra patrols over winter and spring break, when many students are away. Security cameras cover the neighborhood's amenity areas, and locks are rekeyed between residents, so no previous resident has access to your student's home.

Who manages Charleston Mills?

The Arena Group is the exclusive property management company for Charleston Mills. Our on-site leasing office at 4097 General Pkwy handles leasing, rent, maintenance requests, and after-hours emergencies, so you always know who to call. The Arena Group also manages The Barracks and The Harbor in College Station.

What if my student doesn't have roommates?

We offer roommate matching. Students without a full group can be matched with roommates who are generally compatible, so they can live in the floor plan they want.

How far is Charleston Mills from campus?

Charleston Mills is 2.8 miles from Texas A&M's campus. Students can take Texas A&M bus Route 41 (Good Bull) from Charleston Mills' own stop in the neighborhood. On breaks, nights, and weekends, Route 40-41 runs instead. H-E-B and the Jones Crossing shopping area are about 5 minutes away.

Can my student bring a pet?

Yes. Charleston Mills is pet-friendly. Pets require a $25 PetScreening registration, a one-time $325 pet fee, and $25 a month in pet rent.
