Questions
Renewal FAQ
How do I renew?
Fill out our renewal form. We'll prepare your personal renewal offer and send it to you and your guarantor.
When do I need to decide?
Fill out the renewal form by Sunday, November 15 to lock in your best rate. Once we send your renewal offer, you'll have 72 hours to sign your lease.
What happens after November 15?
You can still renew, but renewal rates gradually go up after November 15. Filling out the form early is the best way to save.
What will my rate be?
Your renewal offer will show your exact rate before you sign, so there are no surprises. Depending on your floor plan, you may get to keep the same rate as this year.
Do my roommates have to renew too?
No. Leases are by the bed, so you're renewing your own bedroom. Want to keep living with the same people? Encourage your roommates to renew too.
What if I don't fill out the form by November 30?
We hold your current home for you through November 30. After that, it opens up for new residents to lease. You can still lock in a home with us for next year through December 31, but we can't guarantee it will be your current one.
What if I want to live in a different home at Charleston Mills?
You can transfer to a different floor plan, or the same floor plan with different features. A transfer is a new lease, so pricing is based on the floor plan and features you choose, not your current rate. New lease rates go up over time too, so ask the office early for the best price and the most options.
Do I have to pay a new deposit?
No. Your current security deposit rolls over to next year if you stay in the same home. If you used Obligo as your flexible security deposit option, you'll pay their annual fee at the start of your next lease.
Are there any other annual fees if I renew?
Yes. At the start of next year's lease, you'll be charged the annual $60 utility service fee again.
Why is my rent changing?
The College Station housing market changes every year, and our prices follow it. If your rent is going up, you may have signed when more homes were available in your floor plan, or during a flash sale.
